1) Definitions

• “Platform” means the Circled Plus website, app, and any associated tools/features.
• “Services” include property discovery, curated/private listing access, advisory support, scheduling viewings, and related assistance.
• “User” / “You” means any visitor, registered user, buyer, seller, or client using the Platform.
• “Listing” means any property details shared on the Platform (public or private).
• “Paid Plan” / “Subscription” means any paid offering that unlocks features like private listings access, preferences, alerts, or advisory benefits.
• “Confidential Information” means any non-public information shared by either party including pricing, inventory, client details, negotiations, and private listing information.

2) Scope of Services

Circled Plus provides a curation-led real estate advisory experience, including access to select properties that may be:

• private/off-market
• invite-only
• available based on eligibility and plan

We may also support with:

• arranging introductions and property viewings
• collecting preferences
• coordinating with owners/builders/agents where relevant

Important: Circled Proptech LLP is not a seller/developer of properties. Transactions (if any) happen between you and the property owner/developer/authorized representative.

3) Eligibility & Account Use

• You must be 18+ to use Services.
• You agree to provide accurate contact details and maintain the confidentiality of your login.
• You are responsible for all activity under your account.
• Circled Proptech LLP may suspend access if misuse is detected.

4) Private Listings & Non-Disclosure

Private listings are shared in confidence. By accessing private listings, you agree:

• not to forward, screenshot, publish, or redistribute private listing details
• not to use private listing information for any competing platform
• not to contact sellers/owners directly unless facilitated by Circled or explicitly permitted

Violation may result in immediate account suspension.

5) Property Information Disclaimer

While we aim to keep information accurate, property details (pricing, availability, area, approvals, timelines, amenities, etc.) are shared based on information received from third parties.

You should independently verify:

• legal title, approvals, RERA details (where applicable)
• measurements, taxes, dues
• any technical or legal claims

Circled Proptech LLP is not liable for third-party inaccuracies.

6) Plans, Payments & Refunds

Pricing and plan benefits are shown on the Platform or shared in writing.

Subscriptions (if applicable) are billed as per the selected plan cycle.

Refunds:

• Unless explicitly mentioned in your plan’s written terms: subscription fees are non-refundable once benefits/access have been activated

7) User Conduct (What you must not do)

You must not:

• misrepresent identity, intent, budget, or purchase authority
• scrape, copy, or programmatically extract data from the Platform
• post or transmit unlawful, abusive, defamatory, or misleading content
• bypass paywalls, access controls, or security features

Circled Proptech LLP reserves the right to restrict access without notice for misuse.

8) Intellectual Property

All Platform content (branding, layout, text, design, curated collections, etc.) belongs to Circled Proptech LLP or its licensors. You may not copy or reuse Platform content without written permission.

9) Privacy & Data

By using the Platform, you consent to the collection and use of data as per our Privacy Policy.

You may receive communications (call/WhatsApp/email) for:

• responding to your enquiry
• sharing relevant listings
• scheduling viewings
• plan/service updates

10) Third-Party Links & Integrations

The Platform may link to third-party sites or services. Circled Proptech LLP is not responsible for third-party availability, content, or policies.

11) Limitation of Liability

Circled Proptech LLP is not liable for:

• loss arising from reliance on third-party property information
• transaction disputes between you and owners/builders/agents
• service interruptions, delays, or technical issues beyond reasonable control

Liability (if any) is limited to the amount paid by you for the relevant subscription/service in the last two months prior to the claim.

12) Indemnity

You agree to indemnify Circled Proptech LLP against claims/losses arising from:

• misuse of the Platform
• breach of these Terms
• unauthorized sharing of private listings/data
• legal claims caused by your actions or content

13) Termination

Circled Proptech LLP may suspend/terminate access if you:

• breach these Terms
• misuse private listings
• engage in suspicious or harmful activity

14) Governing Law & Jurisdiction

These Terms are governed by the laws of India. Any disputes are subject to the exclusive jurisdiction of courts in Bengaluru, Karnataka.
